Our full service management package is all encompassing, and is designed to help you completely shed the stress of managing a property yourself. It includes all of the following:

• An initial walkthrough with you, the owner, to listen and learn about the property, it’s history, intricacies, and tenants. We really desire to get to know you and hear about the things that are most important to you.

• Meeting existing tenants in person; we provide all needed contact information (both regular and emergency). We believe excellent tenant relationships are paramount and it starts with this visit.

• Arranging grass cutting and snow removal, if applicable

• Arranging for annual appliance and safety inspections

• Access to our crew of quality contractors that are able to tackle any issue that might arise. Something unique to TPM is that there is no markup for any services that we arrange for repairs at your property.

  If one of our employees needs to attend to the property for non-maintenance issues, or if we are able to perform simple work ourselves (instead of calling in a trade), we do this at a discounted rate of $50+HST/hr

• We always take care of any minor day-to-day issues, but contact you for discussion and approval for any major work needing to be done

• We issue standard tenant notices at no additional charge (late rent, disturbances etc). If at any point a tenant at your property needs to be evicted, we will work quickly with our paralegal team (and closely with you, as needed), and pass any required costs with no markup along to you

New tenants:

If a unit becomes vacant and a new tenant need to be found, we will:

• Advertise the property

• Show the property to prospective tenants

• Perform in-depth screening of tenants

• Provide documents for the best potential tenants to you for discussion and approval

This service also includes:

• Photos & Video Tours

• Lease agreement creation and signings

• Tenant Insurance Explanation & Checks

• Utility account setup assistance (if required)

• Collection of the ‘last month’s rent deposit (LMR)

• Key cutting and delivery

Pricing:

The cost for full service management is 8% of the gross rent (8% of the total of all rents owed each month) for units under management.

The cost for new tenant placement is one month’s rent.

No one is more careful with tenant screening and ensuring that only excellent potential tenants are presented to, and discussed with you, for your approval. We use a proprietary screening process that digs deep to verify employment, income, credit scores, rental history, and much more.

This service includes all of the following:

• A property visit and market rent assessment

• Photos & Video Tour

• Showings/tours

• In-depth tenant screening

• Lease agreement creation and signings

• Key cutting and delivery

• Tenant Insurance Explanation & Checks

• Utility account setup assistance (if required)

• Collection of the ‘last month’s rent deposit (LMR)

• Key Deposit (if desired)

The Process:

- We will advertise the property

- We will show the property to prospective tenants

- We will screen the applicants for you

- A copy of all potential tenant documents will be provided to you for discussion and approval

The cost for this service is one month’s rent

Cancellation of this service $250.00 plus HST (after the property has been posted online)

We’re can help you navigate the tenant finding process:

- We will provide you with a copy of our application.

- You will advertise and show the property yourself

- We screen your potential tenants for you

- A copy of all documents will be provided to you

- You would then manage the property yourself

- The cost for this option is $450.00 plus HST
